This is really a charming hotel, and located downtown, and quite affordable for the location. The room was quite nice, clean, and everything worked well. I couldn't hear anything from the rest of the hotel, although sometimes time street car passing could be hear, although not quite noisy. A couple things, there is no elevator, so you may have to climb a couple floors to get to your room. And the parking is under the hotel, and there isn't enough for everyone. If you are arriving later, the parking might be full.

Proximity to downtown was excellent, but the noise in the room, its size, wear and tear of the room and of the furniture were really bad. Cleanliness was questionable and no had disinfectant was provided.

Great value for the cost. Rooms have a fridge and microwave. Steps away from bus, streetcar and Max lines. Rooms have always been clean. No 'resort' fee. Delivers what it promises - A comfy bed and room.

The floor was a mess. -No coffee maker in room-just shows how cheap the owner is -NO GARBAGE CANS in the room. I mean, really! Cmon! -the carpet in whole hotel is filthy and looks like it hasn’t been vacuumed in 5 years. -not a great location. I would pay a little more and stay more NW than this. -Streetcar both ways and Max will keep you awake at night If the very loud construction across the street doesn’t -Owner will watch you like a hawk. Very uncomfortable. He watches you constantly. Always lurking around, very rude and cranky Indian man. -Here you are basically paying for a bed and a toilet. Nothing else.

For the price in downtown Portland, this is a very good value.

Parking in the lot was next to impossible. It had something like 10 spaces and they are difficult to get in to. Hotel is isolated from other hotels and the touristy/shopping areas. Corner room was huge. Bed was comfy.

Pros Location was excellent. Restaurants and corner store within steps of the hotel. All front desk staff were friendly. Microwave and mini fridge. Cons Folded back my bedsheets to find them dirty and unchanged from the last customer. Front Desk provided new sheets and I changed them myself. Street car travels directly outside the hotel except around 11 PM - 6 AM. Used earplugs the first night but got used to it the other nights. There is a large construction project happening directly across the street that adds to the noise. At one point the entire hotel was shaking. Not sparking clean but clean enough. Hallways smell like kitty litter.

I guess we were expecting more for the price, but perhaps were optimistic since the hotel was downtown and premium pricing is to be expected. We immediately noticed an odor - smoky, like incense with a tinge of cigarette, in the lobby and hallways. The room smelled similar but we left the window open (even though there was no screen) and it seemed to help, or we got used to it. The room was old, but clean enough. Everything worked as it should except that we didn't have hot water the second morning. We were right above the streetcar track so there was that...but it wasn't too bad. The A/C worked but was loud to the point where we decided to be hot vs. listen to it all night. All in all, if you are just sleeping there and taking a quick shower, it was ok. There is a starbucks close by, and a bar right underneath, and it's walkable to the Pearl District. Staff was friendly enough. We didn't mention any of our complaints while we were there as it was a short stay. I would also caution that while we were lucky enough to get the last parking spot, I was not aware ahead of time that the free parking was really about 15 spots available on a first-come first-serve basis. There was street parking that was free 7pm-7am but be prepared to pay/have to find parking.

Through our stay, there was no hot water in the shower. The heating and fans were very noisy old units. There was 1/4 roll of toilet paper when we arrived to our room, so had to ask for more. Not even coffee in the morning.

It met all of our needs and close to where we needed to be.
