The view and location is top notch. The property itself is great. The only draw back was the WiFi was almost nonexistent. Need to fix that.

Where to begin! The website said the “Resort Rooms” have been newly remodeled. Which is a lie. -Popcorn ceilings (takes me back to my childhood) -2 large brown stains on the carpet -marks all over the walls -TV did not work -Internet did not work. (The front desk man told me it’s always slow at that time of night (8:00 pm) because all guests had devices they were using at that time. So I just needed to wait until they all went to sleep! It wouldn’t even pull up the main Google page. -Sink leaked water all over the counter, so I was unable to have anything on the counter top. -Bathroom fan comes on when you turn on the light. The fan is loud and you can hear it from outside the room! So every time someone went to the bathroom, it woke up the entire room. -Furniture was old and visibly worn out with massive scratches and hardly any stain still left on the dresser, nightstand and table. -No towels at the pools -The view of Lake Powell is amazing! So the location is the best you can get.

Have our dog with us and reserved pet friendly room with lake view. At checkin, we were informed that pet friendly lake view rooms don't exist, but the gal at the desk let us have a lake view room as selected on orbitz.

The room pictures make it appear much nicer than it is. Therefore, we left feeling like it was not as luxurious as shown and not worth the money paid. We were told at check-in that the hot and tub was open and ready. We checked it while walking around the property. It was barely warmer than the ambient temperature. We called the front desk to ask if the temperature could be increased and were told they would send a maintenance person to look at it. We walked back out after about 30 minutes and the maintenance person was leaving the pool area. He said that it was turned off, but that he had turned it back on and it would be another 30-45 minutes until it would be ready. We paid for a lake view and were given a room on the very edge of the lake and could not really see much even though the resort was basically empty. The few other guests that were staying there were put all around us and the walls were very thin. We could hear the rooms around us. We would not stay here again.

We loved the property! Beautiful views! The Rainbow Room was exceptional for dinner and the service was excellent! The only thing is that the rooms are outdated and feel like a small roadside motel. By that I am meaning nothing special and very small dark bathrooms. We selected this place for the view, but we weren’t impressed with the room. It was clean though. If you plan to spend your time outside then I say go for it! Nothing else like it right on Lake Powell!

Staff is helpful and efficient but the rooms are right out of the 70's - 80's and in dire need of an upgrade. The old fashioned air conditioning unit is super loud and needs a filter change. I would not recommend this property to others.

This hotel has a great location and the pools and staff were wonderful. That being said, what a missed opportunity! The rooms are old and no frills. I was expecting a resort feel but was more like a motor inn! For the cost you would probably be better staying elsewhere.

Nice location. However the rooms were slightly dated. Just your average hotel. Basically a motel 6 with a great view. Also cleanliness was lacking. I found a chewed dog toy under the bed (that wasn’t mine) and left over booze in the fridge. Obviously no one double checked after cleaning. Makes me wonder what other steps were skipped in tidying between guests.

It was off season so the restaurants were all not open and they were doing upgrades around the complex, so that was kind of a bummer, but we will be back.

I was a bit thrown off when we checked in and the woman told us our boat tour time had changed the next morning and that the Rainbow Room that we had reservations for on the 7th for my birthday was not going to be open. Both were untrue and thank goodness we checked into both these prior to the date and time.

Beautiful Location, but very limited and basic hotel room amenities. Our room was not cleaned the first day and we had to call and ask for towels and etc. The shower/bathroom is very old and dated. Hard to adjust the water temperature in the shower, either too cold or extremely hot.

Easy parking, nice cruise service. If elevator was available, it would have been helpful for second floor guest.

The property location was stunningly beautiful. The amenities store was well stocked and very organized. The outside grounds were well kept. The room was not as clean as I would have liked. The beds were clean and comfortable however, the carpeting was quite stained and the bathroom floor was sticky around the toilet. There were no washcloths and I was forced to use a hand towel to wash. When I contacted the desk, the said, "we'll try to find some". When we checked in at 2:00 (check-in was 4:00) they said they would call when our rooms were ready. They nevet called. Finally after waiting for over 2 hours, my husband stood in line again , and they said, "oh, no one called?" Front desk service was not good. Restaurant service for dinner was good, food was good. Breakfast was buffet, not a good variety for the price. All in all I would say it was a less than aversge stay. You pay for the view.

We loved the property! Beautiful views! The Rainbow Room was exceptional for dinner and the service was excellent! The only thing is that the rooms are outdated and feel like a small roadside motel. By that I am meaning nothing special and very small dark bathrooms. We selected this place for the view, but we weren’t impressed with the room. It was clean though. If you plan to spend your time outside then I say go for it! Nothing else like it right on Lake Powell!
