Pricing is reasonable because the property is dated. Good location to walk the downtown, restaurants and attractions. Good deal if you maintain minimal expectations.

Hotel right across street from beautiful park. Price good compared to other hotels in area. This is a very old hotel. Room is rather institutional looking. Bed and furniture old and blinds very thin so lots of light in room. We didn’t have problems with noise but could see how you might. Our room wasn’t cleaned but manager gave us towels and we were okay. We come for horse races so just sleep in our room so we thought it was fine. Would stay again

The hotel was built in the 20's so I was really looking forward to the nostalgia. The lobby of the hotel was nice, you could see that in its day it was a very nice place. The staff however looked and acted like they had just come off a 3 day meth binge. Chain smoking on the patio, tattoo's on their necks. you could see that management hired very low wage people and it was obvious they weren't about their customers. The room looked like it would have been more comfortable at a shady motel. The two twin beds were too small for the frames, and the window AC was loose. the cable for the fuzzy tube TV was dangling from the ceiling and plugged into the back of the television. The bathroom floor for some reason was a good 8 inches higher than the rest of the room, so you had a significant step up and down for entry and exit. the entire place was severely disappointing, and for a place that has so much history, the way that hotel was presented is almost criminal. What a shame, it really could have been a beautiful place.

Right across the street from the Hot Springs Park. Tucked around a corner from bathhouse row making is walking distance to all shops. The hotel itself is great. We loved all the details. Its any old hotel priced reasonably, so don't expect modern luxurious rooms. Its just what we needed to sleep, shower, and get to the main road quickly. Would definitely recommend the Park Hotel to friends.

GREAT location!! Good thing I had read the reviews as the floor was filthy! There was a string of dental floss on the floor (not mine) that stayed there the entire visit! Fortunately, I had read the reviews and brought a pair of slippers. The shower was GREAT, beds comfortable, clean sheets and towels. Best thing was being within walking distance of everything! For us, it's all about LOCATION! The Arlington is right down the street, similar rooms but much more expensive. So, would probably stay there again, not a lot of "traditional" hotels in the area.

The hotel could be incredible if it was updated. The room looked as though it hadn't been dusted in years and my sheets had stains on them. I ended up sleeping in my clothes on top of the cover. Staff and location were great. I'm sure this hotel was very elegant in its day, but it needs a LOT of TLC.

Hotel is clean and staff is great. The only drawback is the hotel is very old and hasn't been maintained. It is under new ownership so hopefully they will get it back to its original state. They do offer a coupon for the restaurant that is inside the hotel which I thought was great!

There was a horrible smell on the top floor. Smelled like sewage. Burned the back of the throat. They need to get that fixed.

We love old hotels with character and this had plenty. The staff were fun and helpful. It was so convenient to be across from the park and around the corner from town, without the noise of being on the main street. If you like hotels that are older and not the modern sterile, monotone, check this out.

problem with a horrible smell

There was a horrible smell on the top floor. Smelled like sewage. Burned the back of the throat. They need to get that fixed.
